SERVICE AGREEMENT
GRIZZLY PROPERTY SERVICES
PROPERTY MAINTENANCE SERVICE AGREEMENT
Effective Date: June 12, 2026
This Service Agreement ("Agreement") is entered into between Grizzly Property Services ("Contractor") and the customer identified on the approved quote, estimate, invoice, work order, online booking, or service request ("Customer").
By approving a quote, scheduling services, making payment, or permitting work to commence, the Customer agrees to the terms of this Agreement.
1. Scope of Services
The Contractor will perform the services described in the approved estimate, quote, invoice, or work order.
Services may include, but are not limited to:

Property maintenance
-
Pressure washing
-
Soft washing
-
Window cleaning
-
Gutter cleaning
-
Lawn maintenance
-
Snow removal
-
Debris and junk removal
-
Exterior cleaning services
-
Seasonal maintenance services
Any work requested outside the approved scope may result in additional charges and must be approved by the Customer.
2. Estimates and Pricing
All estimates are based on information available at the time of inspection or consultation.
The Contractor reserves the right to adjust pricing where:

Site conditions differ from those originally disclosed.
-
Additional labour or equipment is required.
-
Safety concerns arise.
-
The scope of work changes.
-
Access restrictions increase service time.
The Customer will be notified before significant additional charges are incurred.
3. Property Access
The Customer agrees to provide safe and unrestricted access to all work areas.
The Customer is responsible for:

Unlocking gates and access points.
-
Ensuring water and electrical services are available when required.
-
Removing obstacles that may interfere with services.
-
Keeping children, pets, vehicles, and personal belongings clear of work areas.
The Contractor may reschedule services if access is unavailable.
4. Pre-Existing Conditions
The Contractor is not responsible for damage resulting from pre-existing conditions, including but not limited to:

Loose or damaged siding
-
Deteriorated caulking
-
Oxidized surfaces
-
Failing paint
-
Cracked windows
-
Aging roofing materials
-
Weak gutter systems
-
Existing leaks
-
Loose masonry
-
Rotting wood
-
Poorly installed building components
The Customer acknowledges that cleaning or maintenance services may reveal previously hidden defects or damage.
5. Pressure Washing and Exterior Cleaning
The Customer understands that pressure washing, soft washing, and exterior cleaning involve the use of water, detergents, cleaning agents, and specialized equipment.
While reasonable care will be exercised, the Contractor shall not be liable for:

Water intrusion caused by defective building components.

Damage resulting from improperly installed siding, windows, doors, or flashing.

Paint loss due to poor adhesion or pre-existing deterioration.
-
Surface discoloration caused by oxidation, weathering, or aging.
-
Exposure of pre-existing damage hidden beneath dirt, mold, algae, or debris.
6. Window Cleaning
Window cleaning services are performed using industry-standard techniques and equipment.
The Contractor is not responsible for:

Existing scratches or glass defects.
-
Seal failures between panes.
-
Hard water staining that cannot be removed through standard cleaning.
-
Manufacturing defects.
-
Screen damage resulting from age or deterioration.
7. Gutter Cleaning
Gutter cleaning services remove debris from accessible gutters and downspouts.
The Contractor is not responsible for:
-
Existing leaks.
-
Structural gutter failures.
-
Improper grading or drainage systems.
-
Underground drainage blockages.
-
Damage caused by aging or deteriorated gutter systems.
8. Lawn Care and Property Maintenance
The Contractor shall not be responsible for:
-
Weather-related lawn damage.
-
Existing disease, pests, or soil conditions.
-
Seasonal turf variations.
-
Damage caused by hidden obstacles, irrigation systems, underground utilities, or improperly marked property features.
The Customer is responsible for identifying underground sprinkler systems, invisible fencing, utility lines, and other concealed installations.
9. Snow Removal Services
Snow and ice conditions are inherently unpredictable.
The Contractor does not guarantee:

Completely snow-free or ice-free surfaces.
-
Prevention of slip-and-fall incidents.
-
Elimination of all hazardous winter conditions.
The Customer acknowledges that weather conditions may create hazards immediately after service completion.
10. Junk Removal Services
The Customer warrants that materials presented for removal:

Are legally owned or authorized for disposal.
-
Do not contain hazardous, toxic, regulated, or illegal substances.
The Contractor reserves the right to refuse removal of hazardous materials.
11. Weather Delays
Services may be delayed or rescheduled due to:
-
Rain
-
Snow
-
High winds
-
Extreme temperatures
-
Unsafe working conditions
-
Equipment failure
-
Emergencies
The Contractor will make reasonable efforts to reschedule promptly.
12. Payment Terms
Unless otherwise agreed in writing:
-
Payment is due upon completion of service.
-
Invoices not paid within 30 days may incur interest charges.
-
The Customer is responsible for reasonable collection costs associated with unpaid accounts.
13. Limitation of Liability
To the fullest extent permitted by law:
The Contractor's total liability arising from any claim related to services provided shall not exceed the amount paid by the Customer for the specific service giving rise to the claim.
The Contractor shall not be liable for:

Indirect damages
-
Consequential damages
-
Lost profits
-
Business interruption
-
Property value loss
-
Emotional distress claims
14. Indemnification
The Customer agrees to indemnify and hold harmless Grizzly Property Services, its owners, employees, contractors, and representatives from claims arising from:
-
Unsafe property conditions.
-
Inaccurate information provided by the Customer.
-
Failure to disclose hazards.
-
Unauthorized property access instructions.
-
Customer negligence.
15. Satisfaction Concerns
Any concerns regarding workmanship must be reported within seven (7) days of service completion.
The Contractor shall be given a reasonable opportunity to inspect and address legitimate service-related concerns before refunds or third-party repairs are sought.
16. Governing Law
This Agreement shall be governed by the laws of the Province of Alberta and the applicable laws of Canada.
17. Acceptance
Acceptance of a quote, estimate, invoice, online booking, work order, electronic approval, deposit payment, or commencement of services constitutes acceptance of this Agreement.
